Reports To: Director of Maintenance/ Plant Manager/Maintenance Supervisor

Exempt Status : Non exempt

FUNCTION: The Maintenance ! Worker/Assistant performs various duties to maintain a clean and safe environment for patients, staff and visitors. Maintenance services are provided in accordance with facility policies and procedures and in compliance with state and federal laws and regulations to enhance resident comfort and enhance the quality of life.

SUPERVISORY RESPONSIBILITIES: None

QUALIFICATIONS:
Minimum Qualifications:

  • Persons who have been found guilty by a court of law of abusing, neglecting or mistreating individuals in a health care related setting are ineligible for employment in this position.
  • Knowledge of regulatory standards and compliance requirements.
  • Freedom from illegal use of drugs.
  • Freedom from use and effects of drugs and alcohol in the workplace.
Education and/or Experience: High school diploma or equivalent preferred. Minimum of one (1) years physical plant and equipment experienc! e in an institutional environment. Vocational training in skil! led trade or other relevant training preferred.

Certificates, Licenses, Registrations: None

LANGUAGE SKILLS: Ability to read, analyze, and interpret departmental policy and procedure. Ability to effectively present information and respond to questions from groups of executives, managers, clients, customers, and the public

MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY: Ability to define and solve problems collects data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in statistical or diagram form and deal with several abstract and concrete variables.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: Support Services:
  • Demonstrate competence in application of mechanical and technical concepts to facility plant re! pair and maintenance projects.
  • Able to maintain all essential mechanical, electrical and patient care equipment in safe operating condition.
  • Demonstrates sufficient knowledge of basic math to perform essential
functions.

  • Technical knowledge and analytic ability to diagnose and repair equipment malfunctions.
  • Sufficient interpersonal skills to interact with facility staff and residents to answer questions and to make prompt efforts to resolve grievances.
  • Able to apply building and safety codes to facility situations and maintenance procedures and to establish criteria to assure that services provided meet acceptable standards of quality.
  • Carries out duties in accord with the facility mission and philosophy.
  • Demonstrates knowledge of and respect for the rights, dignity and individuality of residents.
  • Appreciates the importance of maintaining confidentiality of resident and facility info! rmation.
  • Demonstrates honesty and integrity in the care and us! e of resident and facility property.
  • Knowledge of emergency and disaster procedures of facility.
  • Sufficient mobility and strength to move freely through the building.
  • Working knowledge and ability to comply with facility policies and procedures for workplace safety, including infection control procedures, application of universal precautions for blood borne pathogens, use of personal protective equipment and handling of hazardous materials.
  • Demonstrate ability to complete duties/projects within allotted time.
  • Able to respond to change productively and to handle additional tasks/projects as assigned. Able to respond to needs of facility 24 hours a day, 7 days a week.
  • Able to carry out the essential functions of this job
  • Conducts scheduled maintenance throughout physical plant and equipment.
  • Maintains and tests the emergency power system to ensure availability of power to entrances, exits, fire detection ! alarms and extinguishing equipment, and life support systems in the event of electrical supplies are interrupted.
  • Maintains essential equipment (e.g., boiler room equipment, nursing unit medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in operating condition.
  • Tests facility hot water system on regular basis to evaluate water temperatures in essential locations of facility. Monitors for the acceptable range of temperatures and immediately starts repairs to eliminate hazards for facility residents, staff and others.
  • Inspects, tests, and maintains resent call system to ensure a functioning
communication system from rooms, toilets and bathing facilities.

  • Inspects physical plant for signs of rodents or pests. In cooperation with Housekeeping Department, implements effective pest control system to eliminate rodents and pests.
  • Maintains adequate and comfortable lighting levels, appr! opriate for tasks, without glare.
  • Post signs to identify smoki! ng and non-smoking areas.
  • Responds to emergency maintenance needs promptly.
  • Maintains furniture and equipment appropriate to individuals’ needs and abilities.
  • Completes documentation and record keeping of maintenance activities as requested.
  • Maintains current skills and knowledge through continuing education.
  • Applies information to job responsibilities.
  • Participates in fire and disaster drills. In event of an emergency, carries out assigned duties to assure resident safety.
  • Perform other duties as assigned.

INFECTION CONTROL: Applies hand washing principles during daily work; demonstrates understanding! of isolation precautions; complies with the employee health program; d! emonstrates understanding of the process for identifying and handling infectious waste; maintains personal hygiene; complies with OSHA standards in the work place; and demonstrates understanding of cross-contamination.

INFORMATION MANAGEMENT : Enters or records data; promotes confidentiality or patient information; logs onto the system using own password; logs off the system when leaving the work station; reports suspected violation of security/confidentiality issues.

INTERPERSONAL SKILLS: Demonstrates active listening techniques; gains support through effective relationships; treats others with dignity and respect; seeks feedback; sets clear standards for performance; evaluates job performance and provides effective feedback; establishes systems to measure effectiveness, efficiency, and service; creates and maintains reporting mechanisms.

CONTINUING EDUCATION: Attends in-service and education programs; attends continuing educ! ation required for maintenance of professional certification or licensure.
